Construction Services

Proper planning prior to the construction phase of a project ensures high-quality results. During the planning phase, we: 

  • Establish detailed construction schedule highlighting all activities including purchasing, fabrication, shop drawing production and construction work in place.
  • Order and expedite the delivery of all material.
  • Implement management control of all project activities.
  • Prepare and implement subcontract agreements and purchase orders.

CONSTRUCTION MANAGEMENT

In the Construction Management delivery format the Owner contracts separately with the Architect and Contractor. In this role as Construction Manager,
Tumania acts as an agent for the Owner to prepare, tender and manage trade contracts and provide costing, scheduling and value engineering input to the design. As part of this role Dominion provides experienced on-site supervision of the trades and is responsible for fulfilling most general conditions ( ie first aid) requirements.

Tumania utilizes a refinement to Construction Management called Integrated Management where the contracts of the Architect and
Contraction Manager are linked so that the design team has direct responsibility (using input from the Construction Manager) to ensure the design meets budget and schedule objectives and the Construction Manager takes into account important design and programming objectives in recommending alternative systems, finishes or detail.

Construction Management may be converted to a Guaranteed Maximum Price format. This is usually done once the major trades have been tendered so the Owner gets the advantage of competitive trade pricing in the Guaranteed Maximum Price provided by the Construction Manager.

 
Calvary's pre-construction services include advice regarding cost, schedule, materials, labour, building systems , constructibility and construction planning - site logistics, earthwork, craneage, safety, security, materials handling, quality assurance.

 
To ensure that the Owner receives the best value for his construction dollars,
Tumania provides analysis, pricing and alternatives for all proposed systems, components and materials as the design progresses. Utilizing our extensive experience with a wide variety of building types, systems and materials and augmenting that with direct trade and supplier input enables Tumania to assist the team in optimizing the design.

Advantages of Construction Management include:

    * Trade contractors can be prequalified

    * Generally lower fees than general construction

    * Format can be converted to a lump sum of guaranteed maximum price

 

 

PROJECT MANAGEMENT

 

Although Project Management can take many forms, generally speaking, the Project Manager takes responsibility to coordinate both design and construction for an Owner.
This role may also include assisting the Owner with project feasibility, site selection, selection of consultants and setting up the construction contract(s)
.

Other Project Management functions may include:
  • Project feasibility studies

  • Project definition and preliminary budgeting

  • Consultant prequalification and selection
  • Value engineering and design management

  • Cost control/accounting

  • Project reporting

  • Status of design, construction, procurement and schedule

  • Meeting minutes

  • Progress against key milestones
